The Oasis Hotel (Harrismith) was originally built in 1926 as a hostel and a general store called the Kia Ora.
In 1963 after obtaining a full hotel liquor license the building was extended to incorporate the new bar and it was renamed the Oasis hotel.
In 1999 the current owners purchased the propery and the business and immediately proceeded with a further extension to the bar and also commenced some major renovations. Further renovations have been carried out on an ongoing basis over the years so the property is now immaculately presented and fully operational throughout.
DESCRIPTION OF HOTEL FACILITIES
This character single story hotel building includes the following facilities:
Separate to the hotel and only a short distance away there is also
The shire caravan park is run by the hotel owners as part of the hotel business under a 2yr agreement with the Wickepin Shire.
GARAGE SITE ADJOINING PROPERTY
Adjoining the hotel property and also included in the sale on a separate land title is an operational retail garage. This is equipped with a fully functional workshop and hoist. The workshop has not been operated by the owners for a number of years but could readily be made operational if required
The petrol bowser on the garage site is fully operational and petrol sales from the garage form part of the business operation.
COMMENTS ON TRADE
The hotel is a very steady trader. Being situated in the middle of a strong agricultural community with strong historical ties to the area generally and with many young families involved in their farms the hotel is well supported by the locals in the town and the surrounding community area. Sporting teams and clubs including the local cricket and football clubs and various contract shearing teams also all recognize the importance of supporting this social centre of their area and provide their support and custom.
Harrismith is the only town between Narrogin and Lake Grace which is now the main road through to Esperance. Traffic travelling between Perth and Esperance often stops for fuel, food and drink. The tourist component of this traffic also provides a source of potential overnight guests for the hotel rooms, dongas and the caravan park.
OPPORTUNTIES FOR GROWTH
The current owners have worked the hotel for 20 years. They are happy with the life style and income that the hotel provides to them. They are however, after so many years understandably not motivated to develop the full potential of the business. Many opportunities through events , bringing in entertainment ( Perth bands / DJs), improved marketing to tourists, offering wildflower season accommodation/meal packages, Sunday afternoon entertainment / family afternoons in the beer garden etc are all available to a new enthusiastic operator to explore
A further example is the “OY” Christmas Party which was always a major annual event for the year and was held at the hotel in mid-December. It was an outdoors event with a band, for the 18 and over age group. It was a great night for young rural people to get together and celebrate. It usually attracted a crowd of around 800 to 850 people and it was held every year for over 15 years
The current owners stopped running the event in 2013 because it was too much work for them but this would be easily re-started and a very welcome initiative in the town.
There are numerous opportunities for a fresh owner with new energy and initiative to readily build on the existing solid trade base at the hotel
